Meredith G. of North Charleston, SC was experiencing sagging floors about 10 feet long in one of the hallways of her home. The support joists and insulation beneath her floors were beginning to droop, causing her floors to sink along with them.

Our inspector informed Meredith of the situation, and showed her the photos and notes that he took while inspecting the crawl space. Meredith’s foundation needed additional support, so we installed our galvanized steel column support SmartJacks, which lift sagging floor joists. Thomas B. of North Charleston, SC was concerned when he noticed a musty odor coming from his crawl space. He has lived in his home for about 35 years, and decided it was time to have his crawl space inspected.

Billy inspected Mike’s home for two hours and recommended a custom solution to his problems. First, Billy recommended cleaning out the crawl space, then sealing it off from the earth. Moisture would be collected via drainage matting and pipping, then pumped away from the home via sump pump. Jason Ussery, one of our inspectors, did a complete investigation of Johnathan’s crawl space. Jason documented the high humidity under the home and recorded it. The inspector noted cracks in the brick work of the home and missing and damaged piers that were not properly supporting the beams and joists in the crawl space. The steel helical piers were mechanically “screwed” into the soil and attached to the foundation footing. The weight of the home was then transferred to the load bearing strata in the ground. Darold had a leak in the wall behind the kitchen drain, which had trapped water between the floor and the subfloor. An inspector from Lowcountry Basement Systems visited Darold’s home and thoroughly inspected it and the crawl space below. The relative humidity was very high in the crawl space, making it very humid and damp, causing sodden, fallen insulation and rotting, molding wood. Lowcountry Basement Systems photographed the standing water, the falling insulation and noted where the water was wicking up the foundation walls.
