<p class="MsoNormal">Air enters a crawl space through vents naturally, but once inside it moves upward rather than back out of the vent. This is due to a phenomenon known as the stack effect, which draws air upwards through the home as heat rises.</p>
<p class="MsoNormal">Warm air will escape the house through the attic and upper floors, generating a vacuum that will suck air up from the first-floor and below-grade areas. If there are odors, irritants, or dampness in the air, it will also be drawn upwards from the crawl space too.</p>
<p class="MsoNormal">Consider the qualities of the air that is flowing into the crawl space. How will your crawl space be affected if the outside weather is foggy, rainy, or just damp?</p>
<p class="MsoNormal">On a humid day, the air will cool down in the crawl space, leading to condensation on surfaces that stimulates the growth of mold and wood rot. Over time, this moisture, mildew, and humidity will ruin insulation, damage stored objects, and eventually damage the structural woodwork, harming your home.</p>

<p class="MsoNormal">When you notice water seeping into the basement, you may wonder how it got in and how to prevent that from occurring in the first place. One would assume that a drainage system should be installed on the outside of the home to capture the water before it flows towards the basement, but after extensive practice in the industry, exterior drainage systems have become known to be ineffective long-term solutions, as they tend to clog easily, leading to water bypassing the system, entering the basement regardless. Not to mention that servicing clogged external drainage systems often requires digging up tons of soil, landscaping, and potentially removing decks, patios or even HVAC systems.</p>
<p class="MsoNormal">What works better than digging around the exterior of the home to install a drainage system? Digging on the inside! To be more exact, jackhammering part of the foundation footing and installing an interior perimeter system around the basement walls the system to catch water at the source – the point of least resistance (often, the floor/wall joint or a wall crack). Water can also be captured at the floor's perimeter before reaching the basement center.</p>

<p class="MsoNormal">Even in finished basements, waterproofing from the inside is significantly easier than from the outside. The majority of full-service basement waterproofing companies offer internal drainage systems…but be wary, for not all interior waterproofing systems were created equal.</p>
<p class="MsoNormal">Originally in the 1950s, many of the drainage pipes used for interior waterproofing projects were made from clay and called “clay tile pipes”. This type of drainage pipe was mainly used for field drainage, exterior footing drains, road drainage, or just about anything. Over time, the industry switched over to using plastic, as clay pipes were prone to rust, erode, and thus be rendered ineffective over time.</p>

<p class="MsoNormal">Today, a system called <a href="https://www.lowcountryfoundationrepair.com/basement-waterproofing/french-drain/below-floor-drain.html" target="_blank" rel="noopener"><span style="color: blue;">WaterGaurd</span></a>, which was invented by Basement Systems, Inc. in 1994, has proven to offer all of the advantages that homeowners and contractors need. WaterGaurd is designed to be an effective, long-lasting internal perimeter basement waterproofing solution. With a sub-floor system such as WaterGaurd, an experienced installer can make various customizations to fit the specific needs of the home. Once fully installed, any water entering the basement will be captured by trickling down the wall directly into the system through the built-in 3/8 inch gap at the top of the WaterGaurd. <p class="MsoNormal">It would seem sensible, then, to air out your crawl space. It's rather damp down there, so letting some air in should help. And, because you're never going to go down there, you may as well air it out all the time. Is the issue resolved? Not quite. Venting a crawl space might worsen the situation.</p>
<h2 class="MsoNormal">Relative Humidity</h2>

<p class="MsoNormal">When we talk about "relative humidity," we mean how wet the air is in comparison to the maximum quantity of water it can contain at a particular temperature.</p>
<p class="MsoNormal">Consider this example of what occurs on a hot day. Your vents are receiving 84°F air with a relative humidity of 75%. Your crawl space's air temperature is 66°F, while the surface temperature of the walls, soil, and floor joists is 62°F. What will happen when this air comes in? Will it get rid of the damp air in the crawl space and make things better?</p>
<p class="MsoNormal">Because cold air holds less water than warm air, cooling the air by one degree raises the relative humidity by 2.2%. Looking at our warm weather scenario, there is a 22°F difference between the 84°F outside air we are letting in and the 62°F crawl space surfaces. Simply multiplying 22°F by 2.2% results in a 48% rise in relative humidity where it hits the surfaces.</p>
<p class="MsoNormal">Our 84°F air began with a relative humidity of 75%, meaning it was 75% full of water. We have now cooled it to 62°F, thus the relative humidity increased by 48.4%. This would result in a relative humidity of 123.4%. But wait, we can't have more than 100% relative humidity. So why not? Because the air can no longer retain any more water and must release it.</p>
<p class="MsoNormal">What exactly do we mean by "give up its moisture?" We imply that it will either rain or settle as condensation on surfaces. The dew point is the point at which air gives up its moisture when the relative humidity hits 100%.</p>
<p class="MsoNormal">When this warm, humid air enters a crawl space, it would literally rain if the crawl space air was cooler than the crawl space surfaces. However, this is never the case. The source of the warmth is the air flowing in from the vents, therefore the surfaces in your crawl space are always cooler than the air in your crawl space.</p>
<p class="MsoNormal">So on this hot day, we get condensation, which means our crawl space gets wet. The floor's dirt surface becomes damp. Our air ducts become damp, especially if we have air conditioning on, which causes the ducts to become chilly. Our cold-water pipes become soaked. These are the coldest surfaces. Condensation gets on our floor joists, girders, still plates, and insulation. Wet insulation becomes heavy and falls to the crawl space floor.</p>

<p class="MsoNormal">When there is high humidity in a crawl space, all porous materials absorb moisture from the air like a sponge. The relative humidity and moisture content of wood have a direct relationship. In a moist atmosphere, wood will grow damp.</p>
<p class="MsoNormal">Mold grows on damp wood and causes it to decay. All of these wet surfaces must ultimately dry, and the moisture must go somewhere. Assume we had a couple hot summer days that resulted in moisture in the crawl space. Then the following four or five days are colder and pleasant. Is the issue resolved? No way. After a hot day, we had wet crawl space surfaces all over the place. They dry into the crawl space air over the next several weeks and months, while mold and wood-destroying fungus feast on your home.</p>
<h1 class="MsoNormal">The Solution - CleanSpace Encapsulation</h1>

<p class="MsoNormal">Water unable to enter the crawl space will still collect under the vapor barrier. With common unsealed vapor barriers, moisture collects under the liner until saturated and enters the crawlspace anyway around the unsealed edges of the vapor barrier. <p class="MsoNormal">Do you have bouncy, squishy, or unlevel floors above your crawl space? If so, you are likely aware that sagging floors are not only inconvenient, but they may also leave you wondering how long the floor will be able to withstand the weight of everything within your house that sits on top of them.</p>
<p class="MsoNormal">Here are some of the most typical symptoms of unlevel & unstable floors:</p>
<ul>
<li class="MsoNormal">Floors slant, sometimes resulting in gaps between the floor and the interior walls.</li>
<li class="MsoNormal">Interior wall cracks and gaps around door frames arise as a result of a wall sinking along the floor.</li>
<li class="MsoNormal">Doors that stick, jamb or have been planed or 'shaved down' to close properly</li>
<li class="MsoNormal">In the crawl space, gaps occur between existing columns and girders</li>
<li class="MsoNormal">In the crawl space, you discover shimming between existing columns and girders (a sign of repair attempts)</li>
<li class="MsoNormal">The effects of moisture are visible: wood rot and deterioration of the crawl space floor joists.</li>
</ul>
<h2 class="MsoNormal">Causes of Sagging Floors</h2>
<p class="MsoNormal">The flooring in your home was most likely strong and level when it was built. So, what caused the problem? There are three major causes of sagging floors. It is critical to understand them since only a solution that addresses these core causes can permanently solve the problem.</p>
<p class="MsoNormal"><u>The existing columns are too far apart.</u></p>
<p class="MsoNormal">When building a crawl space, block or brick (and occasionally wood) columns are placed throughout the crawl space to support the weight of the structure above. If the columns are too far apart, the beam may get overloaded and droop between them. The girder sags with it, as does the floor above.</p>
<p class="MsoNormal"><u>Floor joists and girders have weakened.</u></p>
<p class="MsoNormal">Excess moisture and humidity are an issue in crawl spaces because they are frequently not sealed off from the earth. And what occurs when wood is exposed to moisture and humidity? It starts to decay, grow mold, and become weak. Because the weakened girders and floor joists can no longer sustain the weight above, the floor above the crawl space becomes bouncy, spongy, and may begin to droop.</p>
<p class="MsoNormal"><u>Existing columns have settled.</u></p>
<p class="MsoNormal">Weak soil can cause existing crawl space columns to sink or settle, resulting in a gap between the column and the bottom of the girder it was supporting. The girder sags and the floors above sag when the column settles. It's a domino effect.</p>

<h2>Block Columns</h2>
<p class="MsoNormal"><span style="text-decoration: underline;">The process:</span> Concrete footings are poured in the crawl space of your home. <p class="MsoNormal"><span style="text-decoration: underline;">The process:</span> On top of the earth, a concrete block is placed, and a light-duty jack post is tightened to fit against the girder. Some may suggest that this problem can be handled with a do-it-yourself project, and because a light-duty jack post can be obtained at a local hardware shop, you may be tempted to give it a try...forgetting that some projects should be left to the professionals.</p>
<p class="MsoNormal"><span style="text-decoration: underline;">The problems:</span> Light-duty posts were never designed to sustain the weight of live loads or load-bearing walls. They feature adjustable top brackets that are simply intended to tighten them against the beam above, not to lift a floor. They are composed of thin, unprotected steel that rusts, corrodes, and weakens with time. Most crucially, even when installed on a concrete block or pad, these posts do little to address poor soils beneath the base.</p>

The steel components have been laboratory-tested and proven to withstand loads several times larger than those necessary to stabilize a sinking floor and any partition walls sitting on that floor. SmartJacks do not replace existing columns, but rather give strength and stability to what is already there.</p>
<p class="MsoNormal"><span style="text-decoration: underline;">The process:</span> To address weak foundation soils, or the effects changing moisture conditions can have on these soils, a two-foot cube of soil is excavated at each SmartJack location. To build a sturdy, load-bearing footing, the hole is then filled with engineered fill. The custom-engineered base plate is then placed on top of this to secure the SmartJack and disperse the loads effectively. Next, high strength galvanized steel tube is cut to the required height. The steel column and its components are assembled and attached to the support beam, and the SmartJack support system is tightened into place. It is then possible to move the above floors and walls back into a more level position after the support beam and floor joist are stabilized.</p>

<p>Moisture under this home had been causing problems for years. Previous attempts to fix the moisture, and settlement problems had ultimately failed.</p>

<p dir="ltr">SmartJack crawl space piers are custom-cut to size, based on the height of the crawl space. A threaded post cap allows the floor to be lifted. All SmartJack parts are protected against rust with a thick galvanized coating.</p>

<p dir="ltr">Mike called Lowcountry Foundation Repair and scheduled an inspection of the crawl space. The Lowcountry Foundation Repair inspector noted debris, high relative humidity, and a failing vapor barrier system left behind from another contractor.</p>
<p dir="ltr">Lowcountry Foundation Repair was able to reduce the moisture and the humidity under the home by removing the debris and installing a Complete CleanSpace Encapsulation System. After the debris was removed, 2,600 square feet of Drainage Matting was installed to cover the earth. On top of the matting, 2,600 square feet of CleanSpace liner was installed. The liner was also used to wrap the piers in the crawl space. SilverGlo -- graphite-infused expanded polystyrene foam insulation panels -- were installed around the foundation wall to increase thermal insulation. The project required 26 panels measuring 4 feet by 8 feet, cut to size. The crawl space vents were also sealed.</p>
<p dir="ltr">An EverLast CrawlSpace Door replaced the old wooden crawl access door. A SaniDry Sedona dehumidifier was installed in the crawl space with a condensate pump, sending collected moisture to a SmartDrain where the water could be returned to the earth.</p>
<p dir="ltr">A remote hygrometer was added at the request of the homeowners.</p>
<p dir="ltr">The project took four days to complete and was a success.</p>

<p>Lowcountry Foundation Repair sent an inspector to do a thorough investigation of the foundation. In addition to the sagging floors, the inspector noted high levels of humidity in the crawl space. It was recommended by the inspector to install a Complete CleanSpace Encapsulation System to dramatically reduce the humidity levels in the crawl space. The subfloor could be properly supported with the installation of a SmartJack System.</p>
<p>The large subfloor required 24 PowerBraces (I-beams that have a rust-resistant zinc coating), supported by SmartJacks. <a href="https://www.lowcountrybasementsystems.com/crawl-space-repair/support-beam-jacks.html">SmartJacks</a> are made of galvanized steel and can support 60,000 lbs. In total, 32 SmartJacks were required to stabilize and lift the sloping subfloor.</p>
<p>After the SmartJacks were installed, the Lowcountry Foundation Repair crew installed the Complete CleanSpace Encapsulation System to reduce humidity levels and remove moisture from the crawl space. The project required 3,296 sq. ft. of CleanSpace liner to cover the earth. An additional 396 linear ft. were used to cover the walls and wrap the 70 piers in the crawl space.</p>
<p>Two SaniDry dehumidifiers were needed to remove moisture from the crawl space air. Water collected from the dehumidifiers would be pumped via a condensate pump to a SmartDrain where the water would return to the earth. An EverLast Crawl Space Door was installed to seal the crawl space and prevent moisture from coming in through the entrance. The crawl space vents were sealed.</p>
<p>It took the Lowcountry Foundation Repair team five days in total to install the SmartJack System and the Complete CleanSpace Encapsulation System. </p>
<p>George M. of Savannah, GA called Lowcountry Foundation Repair with a problem. The floor of his 82-year-old home was sloping down toward the main entrance of his house. The home underwent a major renovation 18 years ago. However, there was inadequate support for the subfloor.</p>

<p>Lowcountry Basement Systems installed (4) Push Piers at an average depth of (25) ft, (9) 10’ SmartJacks, and (1) 8’ PowerBrace beam.</p>
<p>The system came together beautifully! The foundation was raised and stabilized. The floor is now nearly level, and the home’s value has increased by at least $100,000.</p>
<p>A few years ago, a gentlemen bought a foreclosure for less than $20,000. The seller recognized the severe problems with the house and didn’t see any value in the property other than the land itself. It was assumed that the house would have to be demolished and removed before the land would be worth anything. </p>
<p>The new owner invited one of our inspectors to look at his newly acquired purchase before calling the demolition company. Kris of Lowcountry Basement Systems identified numerous challenges the house was facing.</p>

<li>The middle section of the house had sunk 2 inches. “I put a pencil on the floor and it rolled all the way to the center of the house. The house had taken the shape of a fish bowl.”, Kris stated.</li>

<li>Interior walls were not connecting to the ceiling.</li>
