Lowcountry Basement Systems offers residential and commercial building evaluations for moisture problems that may have resulted in mold growth and concerns relating to poor indoor air quality.
Prior to the evaluation process, our trained and certified inspector with gather building history information from the homeowner to determine a strategy for detecting the source of the problem. The process involves a visual evaluation of the building to locate possible deficiencies in the structure, HVAC system, and any potential areas of water intrusion. In some situations and with the approval of the property owner, the process may require intrusive inspections to determine the level of contamination that may be present in wall cavities or in hidden areas.
The inspector will then analyze all information collected, discuss his findings, and develop a plan of remediation for your project.
When to Seek a Professional Evaluation
You should contact a Professional Mold Inspector if-
- Your home has had a recent water leak or moisture problem
- You notice musty or stale odors in the home
- Occupants in the home have allergies or health concerns
- You had an incidental discovery of possible contamination during a home improvement or remodeling project.
- You are considering buying a new home that has had previous water or moisture issues, a musty smell, a vented dirt crawl space or has been vacant for an extended period.
Mold Evaluation Services We Offer
Verbal Evaluation Report
A verbal evaluation report will assist property owners in understanding the possible sources of moisture intrusion, causes for mold growth in the home, and recommended solutions to prevent future occurrences. There is a fee for this service.
Written Evaluation Report
A written evaluation report is recommended for real estate transactions, when litigation is involved or when the customer requests physical documentation of the building conditions at the time of the evaluation. A minimum of four (4) air samples are required to provide an overall evaluation of the property conditions. The report will typically include photos of potential areas of concern, along with a recommended plan for remediation. There is a fee for this service.
Remediation Estimate
A written remediation estimate is provided with each verbal and written evaluation report. If you have already received an inspection or remediation protocol from an independent environmental advisor and make the report available for us to review, we will provide a remediation estimate at no charge.
Swab Sampling
Swab Sampling is used to determine the presence, level and type of fungal spores. Swab sampling is used for initial and post-remediation site testing, and to test visible mold growth in a contaminated area. It can also determine the presence of indoor spores that have not yet become airborne.
If you are concerned about indoor air quality or have health concerns, the presence of surface fungal spores may not be a direct indication of what is in the air. In this case, air sampling would be the preferred method.
Air Quality Sampling
Air Sampling offers the rapid collection and analysis of airborne contaminants. Air sampling is used for initial and post-remediation site testing, to determine indoor air quality and when visible mold is not present.
A minimum of four air samples is recommended. One (1) outdoors comparison sample, to determine if excessive spore counts are present indoors, and three (3) interior samples. All swab and air samples are sent to a local microbiology laboratory service for analysis. Result turn-around times vary from 24 hours to 5-7 days from the time samples are received by the lab. A detailed analysis report is then presented and reviewed with the customer.
