Lowcountry Basement Supports Ten Can Run

Robert and Nancy Videon, owners of Lowcountry Basement Systems, participated in the Ten Can Run 5k event at Savannah Christian Church on Thanksgiving morning. Along with the race entry fee, each runner donated a minimum of 10 cans of food that will go to support the Lighthouse Food Pantry Ministry. Over 350 people participated in the Ten Can event!

There is a great need here in Savannah and many families are struggling. The day prior to the race, ninety-five families requested food assistance from the Lighthouse Ministry. The items collected during the race will help replenish the food pantry and provide food to those in need.

What relative humidity means for your crawl space.

Crawl Space Humidity Savannah, Georgia

Jason Simmons, Lowcountry Basement Systems

I’m sure that, if you’re like me anyways, most of you check the weather the night before or the morning of your work day. We probably all hear it again on the radio while driving into work. I’m wondering how many of us actually pay attention to what we’re hearing? Do we really understand what it means when the temperature is 74° and the relative humidity is 92%? Why should we even care?

If you have a vented dirt crawl space then you should be worried over these numbers. Let me show you why. When you have a vented dirt crawl space the air outside and inside your house is constantly being exchanged. Air carries moisture with it wherever it goes. The ground underneath your space also emits moisture to the tune of 5 gallons of water vapor per 1,000 square feet. When we heat or cool this air we change the ability of the air to hold moisture. Relative humidity is the amount of moisture in the air compared to what the air can "hold" at that temperature. The relative humidity of air goes down by 2.2% for every degree we heat it and up by 2.2% for every degree we cool it.

So let’s take our numbers from earlier, add a few more things in, and see what this equation equals for our crawl space. The average temperature we see in a crawl space is around 70°. The average floor joist and dirt floor temperature is around 67 degrees. If we take the outside temperature of 74 degrees and bring that air into our crawl space we cool it down by four degrees. 4 degrees multiplied by 2.2% equals an 8.8% rise in relative humidity. 8.8% added to 92% equals 100.8% humidity. At 100% humidity the air can do longer hold all of its moisture and it begins to fall out of the air in your crawl space. This causes condensation on all of the areas, especially the cooler ones, in your crawl space.

This high crawl space humidity in Hilton Head Island, SC and surrounding Georgia areas can lead to serious problems. The condensation build up on your HVAC ducts can cause mold problems on and around your duct work. Pipes that are not insulated can also begin to grow mold. Paper backed insulation that was installed in your crawl space may begin to hold moisture, fall, and mold. Your floor joists also may mold or begin to rot due to the high moisture content in the wood.

There are a few ways that we can take care of this nasty problem. First, we can seal up the vents to our crawl space. There are a few easy ways to do this yourself, but the humidity problem and mold still remain in your crawl space. Second, we can buy some plastic and place it down on the floor of our crawl space to block the ground moisture. The problem with this solution is that we build up moisture underneath the plastic, which grows more mold, and leaves the humidity and mold issues that we already have unaddressed.

There is a solution that will solve all of the issues with humidity, moisture, and mold. It’s called CleanSpace®. Our 20 millimeter think liner is laid down in your crawl space and blocks the ground moisture. Our liner is also antimicrobial, which means it won’t grow mold on the side against the ground. We deal with the moisture underneath and any water seepage problems by installing one of our SuperSump® or TripleSafe® sump systems to pump away the water. Next we seal the vents of your crawl space to lock out that humid outside air. Finally we install one of our awesome SaniDry dehumidifier units to keep the humidity in our new CleanSpace® under 70% humidity which stops most mold growth.

The CleanSpace® Crawl Space Encapsulation System® satisfies all of the repair criteria and transforms your crawl space into a healthy, useable space.

“Water does very little to ruin a home with a dirt crawl space. It’s the water vapor that kills the house.” Lawrence Janesky

“A vented dirt crawl space raises your heating and cooling cost 15% (to 25%) every month, and makes it very likely you’ll have a big expense for mold removal and/or rotted wood replacement.” ~Lawrence Janesky

A Vented Dirt Crawl Space Is A Very Bad Idea!

The building code allows for vented dirt crawl spaces…so
why are they now telling me to seal it up and put down
a vapor barrier? As building science has progressed, engineers,
building scientists and government agencies have realized
that traditional crawl space construction has become one of
the biggest housing epidemics of our time. A dirt crawl space
under a home is a very bad idea. The main issue with dirt
crawl spaces is the moisture from the dirt beneath the home.
Whether your crawl space suffers from groundwater leakage or
not, the earth is damp. The natural airflow in a house is from
bottom to top. This sucks the moist air, and everything in it,
up into the living areas of the home. A damp environment is
very unhealthy, destructive and can lead to wood rot, mold
growth and poor indoor air quality.
There are four basic steps to completely eliminating your
vented dirt crawl space from having any negative effects on
your home.

1. Fix the ground water leakage.

There are various ways water gets into a crawl space.
It can seep or leak under the footing, between the footing
and walls, through the block walls and through cracks or
openings. If your crawl space leaks when it rains, or water pools
in low areas, then you need to control the groundwater.

2. Isolate the house from the earth.

The main issue with dirt crawl spaces is the moisture
from the dirt beneath the home. Whether your crawl space
suffers from groundwater leakage or not, water vapor from the
ground evaporates and moves upward into your home. This
can lead to rotted floor joists, mold growth and poor indoor
air quality.

There are a few criteria to deciding on which approach to
use. The solution must:

Stop water vapor from flowing up from the soil.

Stop water vapor from flowing through or off of the crawl
space walls.

Allow water to drain from the walls to the sump location.

Not get ruined when someone crawls on it.

Be durable, so it lasts as long as the house does.

3. Seal the vents and other outside air leaks.

Previously, the tactic was to add vents to a crawl space,
which were supposed to allow the moisture to dissipate. These
vented crawl spaces, instead of becoming less damp, end up
being more wet for several reasons.

Through a process called the stack effect, a house’s
natural tendency is to draw air in from the crawl space and
lower levels, and then upward into the living spaces. This
means that instead of letting moist air out, a house sucks
more moist air in!

30% to 40% of the air that you breathe
comes up through your crawl space.
This is a proven fact!

Another problem with venting a crawl space is that it
allows all kinds of bugs and critters direct access to a home.
Spiders, centipedes, termites, small animals and mice (dead
and alive) are commonly found in dirt crawl spaces. They
can make nests and cause damage to duct work, wiring and
insulation. We even discovered three copperhead snakes
nesting in a homeowner’s dirt crawl space. No wonder most
home owners never venture into their crawl space!

Ten Things to Look For
When Shopping For A
Crawl Space Waterproofer:

Do they specialize in crawl space waterproofing?

Will the solution address the 4 basic steps to completely
fix your dirt crawl space?

Can the company provide references of satisfied crawl
space waterproofing customers?

Will a fully transferable, written warranty be provided
with the system?

How long is the warranty for the system– 5, 10, 25
years?

Do they offer an annual maintenance service after your
system is installed?

How much more marketable and valuable will they make
the home after it’s waterproofed?

Do they offer financing options for your project?

Do they have a variety of products to design a system
specifically for your crawl space?

The Small Business Administration reports that 50%
of contractors fail within the first year and 96% within
the first five years. Will they still be in business when the
customer needs them?

The biggest issue with adding vents is that it
does not address the main problem
– moisture from the dirt beneath a home –
so venting a crawl space isn’t even addressing
the actual problem.

4. Condition or dehumidify your crawl
space air.

Even after you have encapsulated your crawl space,
dampness can collect below a home. Houses naturally draw
air in from the lower levels, bringing in air from the outside
through your crawl space. This is a huge problem in the more
humid summer months. Every degree that air cools, it raises
its relative humidity by 2.2%, so when warm air is pulled into
your cool crawl space the additional moisture will condense on
your air conditioning ducts and floor joists. Wood and water
are a bad combination, since all it takes is a little moisture on
an organic material for rot and mold to take over. To add to
the problem, that humid air is also drawn up and into a home
via the stack effect – and brings any mold or musty smell up
into living areas with it.

Mold, rot and fungus happen at
70% relative humidity.

The CleanSpace® System meets all the criteria for fixing
your dirt crawl space.

We were experiencing flooring and
moisture problems with a new home
we had completed on St. Simons
Island. Installation of CleanSpace on
the home eliminated condensation
with the HVAC duct system, which
was causing the problem. Once the
system was completed, moisture levels
in the crawl space dropped below 50%
[relative humidity] and the cupping of
the oakfloors quickly subsided.”
- Doug S., Wexford Homes, LLC

“Robert offered a clear and concise
plan to solve our specific problem.
Others had not been able to do that.”
- Matt H. Statesboro, GA

How A Vented Dirt Crawl Space Affects Your Home

Moisture comes from two sources... the ground and the outdoor air

Water can enter a crawl space under the footing,
through the block walls, cracks and openings or from
plumbing leaks. Once in your crawl space, it sits there
in pools (or in some cases, we refer to it as a lake). The
exposed earth also contributes a lot of water vapor into a
dirt crawl space.

The earth is damp, and as the damp soil dries, the
water vapor flows upward into the house by what is called
the Stack Effect. A house’s natural tendency is to draw air
in from the crawl space and lower levels, and then upward
into the living spaces. Building scientists say that 30%
to 50% of the air you breathe on the first floor is air that
came from the crawl space. Therefore, whatever is in your
crawl space air is in your house and affecting you. If there
is mold in the crawl space, there are mold spores upstairs.
If there are damp odors in your crawl space…you guessed
it…there are damp odor upstairs.

Previously the tactic was to add vents to a crawl space
with the idea that air will flow in through the vents on one
side and out through the vents on the other side. These
vented crawl spaces, instead of becoming less damp, end
up being more wet. Rather than letting moist air out, a
house sucks moist air in, and then up into home!

Building scientists say that 30% to 50%
of the air you breathe on the first floor
is air that comes from the crawl space.

What is thought to be a logical solution to stopping
the flow of water vapor up into the home, some home
owners opt for spray foam insulation on the crawl space sub-floor. The biggest issue with this idea is that it does
not address the main problem- moisture from the dirt
beneath a home and humid air entering through the vents.
The wood members in the crawl space are still exposed to
ground moisture. There are only two primary ingredients
needed for rot and mold to thrive: one is organic material,
like the wood beneath a home, and the second is water.

Air that flows in through the crawl space vents brings
its moisture with it. When air is heated or cooled, its
relative humidity changes. The relative humidity of air
goes up by 2.2% for every degree we cool it. Crawl spaces
are cool due to the earth averaging a temperature of 55
degrees year round. When warm humid air enters into
a crawl space, the air is cooled, and the relative humidity
goes up. This high relative humidity leads to sweating
HVAC ducts, mold, rot, and energy loss.

“Sometimes the solution is not a solution,
and worse than the problem”
—
Lawrence Janesky

Our mold company in Savannah has seen a few homes in which installation of spray
foam on the sub-floor created a greenhouse effect, trapping
the ground moisture in the crawl space, and leading to
mold growth and structural decay. You may be solving one
problem- water vapor flowing up into the home- but you
may also be creating a new one!

To eliminate your vented dirt crawl space from having
any negative effects on you home.

Fix the ground water leakage.

Isolate the house from the earth.

Seal the vents and other outside air leaks.

Foundation Problems and Solutions

Foundation Repair Georgia

If you have noticed signs of foundation problems such as drywall cracks, doors and windows that are hard to open or close, cracks in your foundation walls, cracks in floor slabs, or cracks in brick and mortar veneer, you are probably dealing with a foundation problem that is caused by changing soil conditions around or under your home. Unfortunately, these problems do not get better with time -“ they only get worse!

What Causes Structural Problems?

Foundation problems are normally associated with older homes; however Consumer Reports found that an alarming 15% of new homes had serious foundation problems. These problems were found to have two causes: 1) Poor construction and 2) Homes built on poorly compacted fill soils. It is safe to say that foundation problems affect new and old homes alike.

Structural settlement can be due to drought conditions, where over time, soil around the foundation dries and shrinks, causing the home to shift and settle. On the opposite end, during periods of extreme wet weather, the ground around the home can soften, again causing the home to sink or settle into the foundation soil. Overirrigation, poor surface drainage, clogged foundation drains and broken water lines can all contribute to saturation, resulting in structural problems.

Consumer Reports found that an alarming 15% of new homes had serious foundation problems.

Sloping or sagging floors may indicate problems in the crawl space area below. This is often caused by weakened floor joists due to excess moisture and wood rot in the crawl space, improper spacing of floor joist support beams, or settling of existing interior columns.

Why Should I Fix My Foundation?

Homeowners sometimes try quick fix solutions to repair the damages caused by foundation problems. A common repair is patching over drywall cracks on interior walls. While this temporarily solves the cosmetic damage in the living area of the home, it does nothing to stabilize the foundation to prevent it from happening again, again, and again. Repeated patching of drywall can be frustrating and unsightly!

Push Pier System

Helical Pier System

Smart Jack Stabilizer System

Another common fix that homeowners attempt is tuck pointing exterior cracks. This too is temporary, as the cracks will open back up as the problem continues. Repeated tuck pointing often results in varying colors of mortar that detracts from the beauty of your home.

Another thing to consider is the resale value of your home, since most people sell their home at some point in their life. You know yourself that you would be hesitant to buy a home with a structural defect, and if you did, you would not pay the asking price. The Real Estate Seller Disclosure Act requires these types of problems must be disclosed to potential home buyers. Realtors tell us that they have to discount a home with foundation structural defects 10 to 20% in order to go forward with the sale of the home. What is your home worth in today'™s market? Can you see that by not fixing your foundation, it is going to cost you much more money than fixing your foundation?

How Does A Homeowner Fix A Structural Problem?

There are proven solutions for each type of structural problem, and the cost is not necessarily excessive. Depending on the problem, piering and/or anchoring systems offer quick and permanent solutions for foundation defects. The SmartJackâ„¢ System also helps correct issues caused by inadequate structural design, weak or rotted foundation supporting columns and weakening of the floor system due to high humidity and moisture levels within a crawl space.

The decision to fix these problems permanently“ is an investment in your home that makes sense.

The decision to fix these problems permanently is an investment in your home that makes sense and it will give you peace of mind knowing that your foundation has permanently regained its structural integrity. A Hilton Head foundation contractor can provide you with an expert consultation, a clear solution to your problem, and answers to all your foundation questions.

Relative Humidity and Your Vented Crawl Space

SaniDry CSB Crawl Space Dehumidifier

SmartSump Sump Pump System

CleanSpace ® Crawl Space Liner

Here in southeast and low country areas, most houses with dirt crawl spaces are vented. Years ago, it was rationalized that since the ground naturally has a lot of moisture, installing crawl space vents would allow the moisture to flow out through the vents. However, venting does not make sense, unless the outdoor air is 70-degrees and 45% relative humidity day and night.

Let's take a look at where high humidity comes from, and what to do to control it.

Air moves water in and out of spaces and brings its moisture content with it wherever it goes. When air is heated or cooled, its relative humidity changes. The relative humidity of air goes down by 2.2% for every degree we heat it and up by 2.2% for every degree we cool it. Relative humidity is the amount of moisture in the air compared to what the air can œhold at that temperature.

"Water does very little to ruin a home with a dirt crawl space. It is the water vapor that kills the house." ”Lawrence Janesky

Since crawl spaces are naturally cool, when warm humid air is brought into the crawl space, the air is cooled, and the relative humidity goes up.

Let'™s say you have 84-degree air with 75% relative humidity entering your vents. Your crawl space is 66degrees, but the surface temperature of your walls, dirt floor and floor joists are 62-degrees. What will happen when this air comes in? The air temperature is cooled by 22-degrees. Multiply this by 2.2% and we have a 48.4% increase in relative humidity. That equals 123.4% relative humidity! When the relative humidity reaches 100% and the air can not œhold all the moisture, this is called the dew point.

High relative crawl space humidity in Beaufort, SC and surrounding Georgia areas can lead to condensation on the HVAC ducts, pipes and cold surfaces. As the crawl space insulation in Savannah gets saturated with condensation, it gets heavy and falls down to the crawl space floor. Porous materials in a damp environment soak up moisture from the air like a sponge, and can result in wood rot and mold growth.

Now that you know where high humidity comes from, let'™s look at options to control it.

We know that venting the crawl space does not work to get rid of dampness, it just increases it. Instead, we need to seal the vents and other outside air leaks and install a dehumidifier with air filtration, such as the SaniDry

CSB which is constructed specifically for crawl space environments. This unit will ensure that the relative humidity stays below 55% all year long so mold does not have a chance to grow.

But wait! Sealing the vents and installing a dehumidifier alone will not solve your moisture issues. Remember, the ground is naturally damp, and contributes a lot of water vapor into the crawl space air. Not to mention some crawl spaces leak or even flood when it rains.

First you must fix any groundwater leakage. This can be accomplished by installing either a SmartSump or TripleSafe sump pump system. These are high quality, reliable pumps designed for crawl spaces. They also come with an alarm system to alert you of any potential problem. Next, to prevent moisture from the ground affecting your home, you must isolate the house from the earth. This step is the key to solving your dirt crawl space problem and can be achieved by using a 20-mil thick plastic liner, such as CleanSpace ®. The liner is fitted to your crawl space floor and walls to stop water vapor, while allowing for drainage to a sump if needed.

Now all crawl space solutions are not created equal, and may not be a solution at all. There are a few criteria to deciding which approach to use. The solution must:

Stop water vapor from flowing up from the soil

Stop water vapor from flowing through or off of the crawl space walls

Allow water to drain from the walls to the sump locations

Allow water to drain from the floor to the sump location

Not get ruined when someone crawls on it

Be durable, so it lasts as long as the house does

Be affordable

"œA vented dirt crawl space raises your heating and cooling cost 15% (to 25%) every month, and makes it very likely you wi™ll have a big expense for mold removal and/or rotted wood replacement." ”Lawrence Janesky

The CleanSpace ® Crawl Space Encapsulation System ® satisfies all of the repair criteria and transforms your crawl space into a healthy, useable space.
